What We Look For in Development and Conversion Sites

When assessing viability, we consider a combination of practical and strategic factors:

Visibility:

Prominent sites with main road frontage or within commercial estates.

Tenure:

Preference for freehold or long leasehold properties..

Size:

Typically 0.6 to 1.5 acres, capable of supporting a range of unit sizes and efficient operations.

Location:

Within or near market towns where demand is strong but supply is limited.

Planning & Regulatory:

Buildings of c.20,000 sq ft or more with B8 planning use, or those eligible for change of use.

While we have a defined investment profile, we recognise that exceptional opportunities often fall outside conventional templates. We remain open to creative and non-standard proposals, including:
